Man I love working with first time home buyers.
I had the pleasure of meeting a couple this weekend that were referred to me from a previous first time buyer. They are looking to take advantage of the current housing market as well as the first time home buyer tax credit. $8,000 is a lot to give up if you are ready, willing and able to buy a home in the coming months.
This young couple have done exactly what they should have done to this point. First, they sought out advice from friends and family who have bought a home in the past and found a agent that they felt would Represent their best interests. Then, after speaking with me, they got pre-qualified for a loan which a lot of people do not do prior to going to look at homes (mistake on both buyer and agent side). We were able to get a pre-approval letter and now know what they can afford and took the guess work out of the process. We now have a budget set and can narrow our search.
While we were looking at homes we talked about the home buying process and what my role and what their responsibilities are during this exciting but stressful time. There will be many questions to answer but they know they can ask them without fear of thinking they are asking a “stupid” question. There is no question too small or complicated to answer. You need to know and get answers to all of your questions. I realize this is the first home and largest purchase you have ever made so keep asking.
We also were able to come to an understanding that if a house is not a fit, no need to waste our time walking through it. There are a lot of homes out there that are simply not going to work. No need to go through for my sake.
Anyway, we found one that might be a possibility but there are more to look at. Lots of options right now to choose from. Can’t wait to find the perfect home for them and any other first time home buyers.
